General Pricing Guidelines for Tennessee Timberframe Homes:

 

 

   The typical Tennessee Timberframe Dry-in Package will include the following building systems.  We use only the highest quality components in each system:

  • Fully Pre-cut Douglas Fir Post and Beam Timber Frame includes heavy timber roof framing and second floor framing (other species available)
  • 2x6 Tongue and Groove decking for second floor
  • Structural Insulated Panels for all exterior walls
  • Exterior siding (cedar shake, cedar beveled siding, etc.) for all exterior walls
  • Tongue and Groove ceilings for the house roof
  • Structural Insulated Panels for the house roof (ready for finished roofing)
  • Caradco exterior windows (optional Andersen or Marvin windows and doors)
  • Thermatru exterior doors
  • Western Cedar exterior trim package for roofs, windows and doors, decks, subfloor skirt, etc.
  • Interior Heavy Timber Stair package
  • Freight to jobsite in continental USA
  • Design Services from Allen Halcomb (nation's leading designer of timber frame homes)
  • Many options are available in all building systems categories, including hand hewn frames, distressed frames and frames from reclaimed beams.
You should have your foundation built prior to delivery.  Once the above package is assembled, you should have your roofer install finished roofing.  The home is then "in the dry."  After this, about all that needs done on the exterior is staining, guttering, stone work, etc.  The typical timberframe package as described above will cost around $45.00 to $60.00 per square foot.

In our area of the USA, the eastern Tennessee area, a nice timberframe home can be constructed for about $125.00 per square foot to $175.00 per square foot, plus foundation and excavation costs.  Costs in other locations can vary greatly.  Owner taste can also vary the cost greatly.  Owner participation in construction can vary the cost greatly.

 

Using $150.00 per square foot as a finished cost, the packages featured on our website would cost as follows.  Your cost can be higher or lower.  This is simply a general guideline, and you should compile your own finished cost based on your location and tastes:

Trails End model - 2,020 SF = $303,000.00

Raven Rock model - 2,937 SF = $440,550.00

Muskegon model - 7,922 SF = $1,188,300.00

Timberframe Home Design Planning and Options:  Since most timberframe homes are custom designed homes, we feel you should use the services of a Design Professional to help you develop your plans. We strongly recommend Allen Halcomb of MossCreek Designs.  By default, Allen's services are included in our Timberframe packages. 

If Allen's services do not fit your budget, the Tennessee Timberframe Design Center can provide your plans at no additional cost.  Appointments with our in-house design staff in Athens, TN are included.  We can send our designer to you at an additional cost. 

If you have your own plan and desire to have Allen Halcomb "dress up" the exterior, he can do so at a minimal cost.  Our in-house design team can then provide the plans at no cost, and your package can be adjusted to incorporate the features Allen designs into your home's exterior.  Click Here to see an example.
